How do I rent out my house - legally & insured?

I need to rent out my house, and have a wonderful tenant lined up. In checking on insurance, they inform me I need to check with mortgage company, who tells me I can't lease/sublet or rent due to how papers were written up. I need to be "primary dweller" and house needs to be "owner occupied". Is there a legal way around this? What defines "primary dweller"? Intent when we bought the house 8 years ago was to live in it forever...times have changed. I do not want to sell it right now as I doubt I'd have ANY profit. I would like to live in the house again in the future. Advice welcome! I live in Texas.
